| This is hands on role (supported by a grounds contractor), responsible for the day to day running, cleaning and maintenance of 2 buildings containing 134 flats set in large grounds. General and Grounds Responsibilities: To undertake each morning a visual inspection of the fabric of the building to identify any issues for resolution A litter pick of the grounds daily/as required A visual inspection of the interior common parts to identify any issues for resolution whether cleaning or decorative To be responsible for leaf clearance and maintenance of the beds and tree pits within the grounds – weeding, edging barking, pruning and replanting as required To be responsible for the statutory tests for the fire alarm system, emergency lighting and fire doors Management of the parcel locker system with training given Bin store management – movement of bins for collection Preparation of flats for move ins Dealing with tenants queries on a daily basis Daily communication with the managing agent Maintenance Responsibilities: To deal with general maintenance and decorative issues within the communal areas and flats. To complete minor repairs to appliances. To complete minor plumbing repairs. To complete redecoration as required/requested. Cleaning Responsibilities: To deal with any routine and ad hoc cleaning required between the contract cleaners visits to include but not limited to; Vacuum hallways and stairs both buildings Sweep and mop lobby areas daily, removing any litter Deep cleaning of lifts inside and out and polishing mirrors/doors External window sills/door glass at ground level Dust top of letterboxes and shelf Thornhill/Marley Clean stair nosing/treads Clean main front doors glass Thornhill/Marley Wipe down flat and communal doors, push plate, kick plate and polish glass Dust internal communal window frames and sills Dust stair rail base Dust hallway and stairs skirting board Wash internal communal windows General high level de cobweb Inspection, tidying and cleaning of bin store daily/as required, remove items from floor and report bulk items left Emptying cigarette boxes Knowledge, Skills & Experience: Must be self-motivated and able to work without supervision, often as a lone worker. Must have a good general maintenance background and the ability to deal with basic repairs Must be able to decorate Must be happy to undertake cleaning as detailed Excellent customer facing skills Have a flexible approach towards the working day, and willing to assist in other buildings as required for holiday cover Ideal candidate will have previous experience in a similar role A flexible attitude willing to go the extra mile Willing to support out of hours call outs |
